We require a minimum 600 FICO score. We do not require income verification or W-2s. Our underwriting is primarily based on the property's value and your experience as an investor.
How quickly can you close?

Can I use the loan to purchase and rehab?
Yes. Our hard money loans cover up to 70% LTV, and we fund 100% of the approved rehab budget through a draw schedule.

Is there a prepayment penalty on a hard money loan?
No. You can pay off your loan early with no penalty, ideal for investors who complete and sell projects ahead of schedule.
Do you offer 30-year rental loans for buy-and-hold investors?
Yes. In addition to our short-term hard money loans, we offer 30-year DSCR rental loans for investors who want to hold property long-term. DSCR loans qualify on the property's rental income, not your personal W-2. Same fast process, same in-house team.
